6 Things to Do the Day of Your Open House

Make your open house unforgettable! Follow these six expert tips to create a welcoming atmosphere, engage visitors, and turn attendees into serious buyers.

The day of the open house is your opportunity to shine and create lasting impressions.

From arriving early and setting the vibe to engaging attendees with warmth and professionalism, every detail matters in making the event memorable and impactful.

1) Curb Appeal:

• Clear walkways of snow or debris and add welcoming touches like balloons or a doormat.

• Place a Welcome Sign on or near the front door.

2) Appeal to the Senses:

• Bake cookies or light a subtle candle. Avoid harsh plug-in air fresheners. Many people are sensitive to those and will just think you’re trying to hide something.

• Play soft, calming music.

• Open curtains and maximize lighting.

• Offer light snacks and/or refreshments like coffee or water.

3) Set Up an Information Station:

• Choose a designated area that allows you to see when people enter and exit the home.

• Set out the following:

Sign-in sheet

Property brochures

Flyers

Business cards

Feedback forms

• Be sure to bring pens and clipboards to hand out with the feedback form!

4) Bring an Item of Value:

• Provide an Open House Comparison Chart guests can use as they visit other open houses that day

• Give them a House Hunting Checklist.

• Build instant rapport with families by handing out a branded Kids Activity Sheet (these have been super popular!).

• Bring some copies of the Buyer’s Roadmap and Buyer’s Packet

5) Signage:

• Put out as many signs as you possibly can. If you think you only need 10 signs, put out 20.

• Place them at every major intersection and right-turn in a half-mile radius.

6) Welcome and Engage Visitors

• Welcome each visitor personally with a warm greeting and ask them to sign in.

• Provide an overview of the home and invite them to explore.

• Hand them a clipboard with a feedback form and pen.

• If you typically struggle with getting people to sign in, incentivize it with a drawing for a $25-$50 gift card to a popular local restaurant.

• Read the room. If you have a good initial rapport with someone, guide them through the home and emphasize the highlights. If the vibe isn’t quite right, give them a recommended path to take through the home and remind them you’ll be there if they have any questions.

• If you don’t know the exact answer to someone’s questions, don’t fake it and risk giving false information. Tell them you’ll find out and ask for a good number to call or text.

• Offer alternatives. If the home isn’t for them, tell them about the other active homes nearby and offer to meet them for a showing immediately after the open house if they don’t already have an agent.
