Seminars are a powerful way to connect with potential sellers by offering an engaging, informative event that builds trust and credibility.

By combining targeted outreach, a well-planned in-person experience, and personalized follow-ups, you position yourself as the market expert while turning casual prospects into committed clients.

Step 1 - Define Your Goals

Of course the main goal is to get more listings by positioning yourself as the go-to local agent, but you need to break it down into smaller goals in order to measure success. For example:

• 10-15 attendees per seminar
• 5 home valuation requests
• 1-2 listings per seminar

Step 2: Define Your "Seller Avatar"

You need to target the right audience for your marketing to be effective. Creating a Seller Avatar allows you to focus your efforts and deliver the right message to the right group at the right time.

For example, downsizing sellers over 50 years old are more traditional and less tech-savvy. Consider using flyers, door-knocking, and email invitations to reach them.

Step 3: Setup & Marketing

• Select a venue and schedule 2 seminars per month.

• Set up an event on Eventbrite (it's free) and create a QR code that sends people to the registration page.

• Upload your QR code to an event invitation postcard and create an event marketing flyer for door-knocking and open houses.

• Post on social media with the registration link in the caption:

• Email your list using these pre-written invitations:

Step 4: During Seller Seminar

• Set up food and drinks.

Step 5: Follow up immediately!

• Call attendees within 24 hours.

• Send a follow-up email.

• Offer a home valuation or other relevant information.

• Schedule a meeting with potential sellers

Keys to Success

• Free food and drinks are a great way to motivate people to attend.

• Plan in advance and market the heck out of it.

Explain data like a pro by including a current market update, local data from your MLS, national trends, and any hot topics (interest rates is a good one).

• Show off your marketing! Discuss the different ways buyers find homes and how you engage on different marketing channels.

• Provide selling tips, pricing strategies, advice on buying and selling at the same time, and include a call-to-action with an offer for a free home valuation report.

• Save some time at the end for a Q&A session or for private conversations with attendees.

• Follow up!

Minimize Potential Obstacles

  • Low RSVPs: Start marketing early using postcards, emails, flyers, and social media.

  • Low Attendance/No-Shows: Use Eventbrite auto-reminders leading up to the event or use these pre-written emails (EMAIL TEMPLATE LINKS).
