MLS Integration

Breakthrough's MLS Integration allows you to instantly create marketing materials for your listings by inputting the active MLS number into the editor. It will pull images, descriptions, and information into your designs with the click of a button.

We also use this property data to create Automated Marketing Packages (AMP), which are emailed to you every time you have a new active listing in the MLS.

How it works

To automate the process of adding your listings to the system, Breakthrough utilizes ListHub, a free service that assists with listing syndication on the web.

Follow the instructions below to make sure your listings are available in your Breakthrough account.

NOTE: To create a new ListHub account, you must be the designated broker OR a listing agent at a ListHub registered brokerage with an active listing.

New to ListHub?

1) Go to ListHub.com

2) Click “Create an Account”

3) Fill in Requested Information and Click “Complete Registration”

4) Check the email account you provided during registration for confirmation of account activation and any additional instructions. ListHub will verify your account with the MLS/data source, which can take up to a week.

Once your account is created and verified by ListHub, the system will automatically pull the most up-to-date information from your listings and syndicate it to third-party websites. To add or remove a website from syndication, click the "Publishers" tab in your account. All syndication selections can be made by the designated broker only.

Already Have a ListHub Account?

1) Go to ListHub.com and click “Login”

2) Click “Settings,” then select “Affiliate Codes” and enter code “BREAKTHRU”.

3) Go to the blue “Marketing Choices” tab & then select “Publisher Choices”

4) Select “Breakthrough Broker” and click “Add Selection”

You’re all set! Your agents' Automated Marketing Packages (AMP) will begin generating and they will be able to use the MLS Lookup tool within 48 hours.

HOW TO CHECK IF YOUR MLS IS CONNECTED

Your MLS must be supported by ListHub and your designated broker must be opted in to share data with Breakthrough.

To determine this, follow the steps below.

Step 1: Is your MLS part of ListHub?

CLICK HERE to see a complete list of supported MLSs. Is your MLS listed there?

- If the answer to step 1 is NO, then unfortunately the MLS Lookup feature is not currently available to you.

- If the answer to step 1 is YES, then continue to step 2.

Step 2: Is your designated broker sharing data with Breakthrough?

If your MLS shares listing data with ListHub but our MLS Lookup tool isn't working for you, it may mean that your designated broker needs to "opt in" to share your brokerage's listing data with Breakthrough through their ListHub dashboard (see "Connect Your MLS to ListHub" section below)

If your MLS is supported and your broker has already opted in to share your listings with Breakthrough Broker, you should be able to use the MLS Lookup feature. It can take 24-72 hours for the property to syndicate.

Connect your MLS Account to ListHub

1) Access Your MLS System:
Log in to your MLS (Multiple Listing Service) where your listings are managed.

2) Connect Your MLS to ListHub:
Navigate to the ListHub section in your MLS system. This is often found in the marketing or syndication options.

3) Link Your Listings:
Follow the prompts to link your MLS account with your ListHub account. This usually involves authorizing ListHub to access your MLS data.

4) Select Your Listings:
In ListHub, choose which listings you want to syndicate. Ensure all property details are accurate and up-to-date, including photos, descriptions, and pricing.

5) Configure Settings:
Set your preferences for how and where your listings will be syndicated.Choose from the available marketing channels and websites ListHub partners with. Save your settings.

6) Market Your Listing!
Breakthrough will automatically email you a new marketing package for each new MLS listing. All you have to do is download and send to your sphere!





Why Can't I Find My Listings in Breakthrough?

💡 Listing is not "Active" - ListHub only provides "Active" listings. We can only pull listings with an "Active" or "pending" statis. If your listing hasn't gone live, or it has been removed from the MLS, it will not be available.

💡 Check Your MLS Number Format - Multiple Listing Service (MLS) numbers can vary in format depending on the real estate board and the region. MLS numbers are unique to each property and are used by real estate agents and brokers to identify properties.

There are several factors that can affect MLS number format:

Prefix - Different real estate boards use different prefixes for MLS numbers.** For example, in Edmonton, MLS numbers start with an "E."

Length - MLS numbers can vary in length, but are often nine digits long.

Year - MLS numbers may include part of the year the property was listed. For example, homes listed in 2019 may start with "219."

Sequential numbering - MLS numbers are sequential, so. the number can indicate how old a listing is.

💡 Your listing is land or a rental. While the MLS can technically list land and rentals, it's not as common because the platform is primarily designed for property sales, meaning most traffic on the MLS is focused on buying homes, not renting or purchasing large tracts of land.

💡 Listings can take up to 24 hours to appear on the MLS. A listing can take up to 24 hours to appear on the MLS because of the time needed to process the listing data, including data verification, syndication to various platforms, and updates to the MLS system itself, which can involve delays depending on the specific MLS service and its update schedule; essentially, it takes time for the listing information to be fully integrated and displayed across all relevant platforms.
